Boyle Construction performs a broad range of construction services, including construction management, design-build, and general construction. Most of our projects benefit from some form of construction management, and many include a combination of these three services.
How will you know what type of service or contractual arrangement is best for you? It depends on your project -- Boyle will review the project delivery options with your team, and assure that you have the best possible solution and level of services to guarantee a successful project.
Construction management, or CM, is a professional service that applies effective management techniques to the planning, design, and construction of a project for the purpose of controlling time, cost, and quality. CM projects can be highly complex, and require the skill and experience offered by a professional CM such as Boyle.
There are two main types of CM: “agency,” and “at-risk.” Both types of construction management offer you the staffing and expertise to manage and oversee the project, from pre-construction to project close-out. The key to hiring a CM is to hire them as early in the project as possible.
- Agency construction management refers to a contractual arrangement in which you hire a construction manager (Boyle) to serve as your agent or consultant, representing you in a similar manner to other professions, i.e., architects, accountants, attorneys, etc. The CM is typically hired very early in the project, with the design professionals. The CM is frequently compensated on an hourly basis, or a percentage of the overall costs. All necessary sub-contractors are contractually bound to you, not to the construction manager. Agency CM is typically practiced on public projects, where bidding requirements dictate how contractors are obtained.
- With at-risk construction management, the construction manager (Boyle) is hired to oversee the work and to perform it. All required sub-contractors are contractually bound to the construction manager. The CM is involved at the early stages of project planning, providing pre-construction services and input at the design phase. With at-risk CM, the construction manager is compensated for the cost of the work, plus a fee (with or without a guaranteed maximum price.) At-risk CM is commonly practiced for private commercial and industrial projects.

In addition to planning and construction, you need complete design services. Design-Build is the simplest option, because you have one point of contact for the entire project. This type of contract is similar to at-risk CM; however it includes another range of services: architectural, civil, structural, mechanical, and electrical design. With design-build, Boyle is responsible for all design documentation, so the transition to the “build” phase is seamless. |
General construction is a traditional service typically provided by Boyle, where we examine your plans and submit a lump sum price to complete the work. This service is ideal if you have already clearly defined the scope of the project: you hired an architecture and engineering firm to complete a full set of drawings and specifications, so you do not require any design or pre-construction services from Boyle.
